The Boatyard in Kingston-Upon-Thames is a new riverside development near Kingston Bridge, boasting idyllic views across the Thames. The scheme was developed by St James, in a joint venture with Berkley Group and Thames Water.

St James has a reputation for high specification and attention to detail and are committed to positive environmental impact with the regeneration of redundant sites. Flood mitigation was high on the specification agenda in the planning stages given the ongoing threat of river flooding.

A barrier that activates automatically through the power of the flood water was identified by St James as the ideal flood defence solution to protect an underground car park to the development. Using passive technology, the barrier housed underground will activate 24/7 without any human interaction.


Having an early involvement in the project enabled UKFB to install the system during the construction phase – the groundwork was prepped in advance to incorporate concrete basins for the barriers to sit in. This helped to ensure time on site was kept to a minimum. In total ten barriers were installed including three devices, measuring at 1200mm x 1000mm. Barriers were installed to protect a vehicle entrance, pedestrian entrance and a substation.

Amos Architecture Ltd were responsible for the detailed construction packages for this development for St.James Group and the most challenging aspect of the project was the need to protect the building against flooding.

We had not designed a building this close to the river Thames before, where there was an absolute requirement for an integral passive flood barrier protection system.

We researched the market and found UK Flood Barriers to be the only provider of passive systems and their product was perfect for this development , particularly as there was no on site management team .

The service that we received form the UK Flood Barrier team was first class from the moment we contacted them and they were extremely proactive from inception to completion. We would not hesitate to recommend them or use them again for any project where flood prevention or mitigation was a requirement.
